Measure the areas provided for them to be sure your appliances and furniture will fit. Establish credit in the new city. Ask your banker for a referral to a correspondent bank and to act as a credit reference.

Preplanning Your Move Plan the move as early as possible.
If you are able to move at any time of the year, don't wait until summer, the peak-moving season. Consider also that the first and last few days of the month are extra busy. If you plan to sell your house, get it on the market as soon as possible. If renting, give your landlord timely notice of your moving date. Keep a record of all expenses related to the move, some of which may be tax deductible. Fill out the Personal Household Inventory for each room. This is important for establishing the amount of declared valuation for the shipment and as a permanent inventory for insurance purposes. List, as nearly as possible, the year of purchase and original cost of each item. Attach any invoices or records of purchase to the completed inventory.

Prepare a separate high-value inventory if the shipment will contain articles of "extraordinary" value.
The following list includes items that might fall into any of these categories: * Antiques * Art Collections * Cameras * China Collections * Computer Equipment * Crystal * Figurines * Firearms * Jewelry * Manuscripts * Oriental Rugs * Silver * Stones Or Gems * Tapestries * TVs Or Stereos * Coin, Stamp and Sport Card Collections etc.

Estimate of Moving Costs
Unless you have been given a binding estimate where a firm cost is established in advance, the exact cost of a move cannot be determined until after the shipment has been loaded on the van and weighed. The weight on which charges are based is calculated by weighing the van before and after loading. The total cost of the move will include transportation charges, any charges for declared valuation, plus charges for any extra services performed at your request. All of these charges are based on tariff rate schedules. It is the owner's responsibility to see that your mechanical, electrical equipment and appliances are properly serviced for shipping prior to the arrival of the moving van. For safe moving, have these items prepared by a licensed or properly trained technician. This service may be performed by a technician of your choice or by qualified personnel of the moving company. If the owner has failed to have an item serviced, the van operator may load and haul it, but will mark the inventory sheet, "Not Serviced-Loaded at Owner's Risk."

Six to Eight Weeks before Moving Day

Working with the Mover

* Have the moving company conduct a household goods survey in order to furnish you with a written estimate, although the final cost will depend on the actual weight of your household goods after they are loaded on the van. Before the removal list arrives, inspect the property. Include the garage, patio and any storage shed. Decide what to move and what to discard. Remember the cost of moving an item may be greater than the cost of replacing it.
* Decide whether you want to do any of the packing or have it done by the moving company's experienced personnel. Show the removal list everything that is to be moved. Specify articles that are to be packed so the estimate will include these charges. Any items that are later added to the shipment will add to the cost estimate.

* Transfer of Personal Records

* Arrange for closing or transfer of charge accounts.

* Check personal insurance policies to see whether moving is covered.

* Transfer fire, theft and other personal property insurance to ensure coverage
at the new home.

* Obtain transcripts of the children's school records and credentials from school authorities or secure transcripts of school records, if you prefer to take them a
long.

* Gather medical and dental records including vaccination data, medical
prescriptions, dates of last examinations, history of past illnesses and so on.

* Ask your doctor and dentist to recommend colleagues in the new city. Be sure
to check current telephone numbers and addresses of physicians, dentist and
hospital, which will help when transferring your records. * Obtain letters of introduction from your church, organization, club, and business associates.

* Transfer, sell or resign memberships in clubs or associations. Report your
move to any lending agency with which you do business. A lender's
permission may be required to move personal property in which the lender
has an interest.

Four to Six Weeks before Moving Day

Planning Your Packing If you plan to do the packing yourself, start collecting suitable containers. You can purchase specialized containers from most moving companies, such as:

* Small cartons for heavy items (books, record albums, and tools).

* Wardrobe containers

* Large cartons for bulky items (pillows, blankets, and stuffed toys).

* Medium-sized cartons for bulkier but not so heavy items
(towels, linens, and small appliances)

Collect other packing materials:
* White paper

* Tissue paper

* Paper towels

* Non printed paper

* Newspapers

* Tape or Strong twine for sealing containers

* Scissors or Sharp knife (keep out of children's reach)

* Felt marker to mark containers

* Notebook & Pencil for listing contents

* Labels or Stickers (Available from moving company).

Set goals and deadlines to ensure that all packing is completed by moving day.
You may want to pack one room per week. Attach a list of contents to each carton. Separate and mark goods that will go into storage. Consider having a garage sale to dispose of unwanted items. If you donate clothing or household goods to charitable organizations, get receipts showing their approximate value for tax deductions? Remember that the cost of moving an item may be greater than replacing it. Begin to use up large supplies of canned goods and frozen foods. Buy only what will be used before moving.

Places To Notify of Impending Address Change: * Electric * Gas * Water * Telephone * Fuel * Trash removal * Professional Services * Doctor * Dentist * Accountant * Lawyer* Real estate Agent * Stock broker * Insurance Agents * Life* Health * Fire * Auto * Boat * Established Business Accounts* Credit cards * Motor Vehicle Department * Finance companies* Banks * Department stores * Government and Public Offices* Social Security Administration * Federal and state income tax offices* Publications * Newspapers * Magazines * Professional and trade* Credit Card Companies * Bank cards * Oil companies * Store cards* Other cards * Miscellaneous * Relatives and friends * Business associates* Book and record clubs * Schools and colleges * Church* Landlord, if you are a tenant * Tenants, if you are a landlord.

Two to Three Weeks before Moving Day:
Let the post office know your moving date and new address. If you do not have a permanent address by the time you move, the post office will hold your mail and forward it upon written instructions from you. Phone the local business office of the Telephone Company. They can make arrangements for service in your new home and, on request, give out your new number when your present number is called.

Contact all service companies as listed:
* Electric * Gas * Water * Fuel * Phone * Internet Service Provider * Cable or Satellite Dish TV.
If possible, arrange to have utilities connected before your arrival.

Make family travel plans

Reserve air or rail transportation and hotel accommodations as needed.

Have your car prepared for the trip: tires, brakes, lubrication, oil change, and tune-up-as needed. Drain oil and fuel from your power mower and other machinery. Discard partly used cans of oil, paint, syrup or any other substance that may leak. Carefully tape-seal and place in individual waterproof bags any jars of liquids or semi-liquids you do not wish to discard. Have rugs cleaned that are to be moved. Leave them rolled and wrapped when they are returned from the cleaners. If draperies are to be moved, have them cleaned and ready for alterations that might be needed in your new home.
Collect items that are being cleaned stored or repaired (clothing, shoes and watches).

Empty your locker at any club or gym you are a member of.

Return library books and anything borrowed from friends or neighbors.

Also collect and return things you may have loaned.

Decide what to do with your houseplants.

Set a date with a reliable service person to prepare your appliances for shipment, preferably the day before the move.
Depending on the appliance, post service may be needed for refrigerator, freezer, range, washer, dryer and others. For more information, request a free booklet, generally provided by most moving and relocation companies. Pianos and organs need to be prepared for moving by a specialized technician.

Make arrangements to have utilities disconnected on moving day:
* Electric * Gas * Water * Fuel * Cable TV * Telephone.
Plan to keep your telephone in service through moving day in case last minute calls are necessary. Take pets to the veterinarian. Ask the vet about having a pet identification micro-chip implanted. Make sure identification tags are securely attached to the pet's collar.

Toxic or Hazardous Waste Disposal:
Dispose of flammables such as fireworks, cleaning fluids, matches, acids, pressure cans, paint, paint thinner and used motor oil. Take these items to any authorized toxic and hazardous waste disposal service. Please don't dump toxic and hazardous waster in trash dumpsters or down storm drains. The fines and other penalties are severe, plus the damage to the environment is costly to everyone on the planet.
In Huntinting Beach call Rainbow Disposal Services at (714) 847-5818

Electronic Waste:

Placing electronic items into trash cans or dumpsters is now a crime in California. This includes: televisions, computers, monitors, printers, copiers, kitchen, appliances and phones etc. Check with your local waste disposal service provider for a referral to an authorized e-waste disposal or salvage company. In Orange County Easy Waste, provides a place to drop off your old electronics. Easy Waste is located at 603 Alton, Unit E, Santa Ana, CA 92705. For their hours of operation call: 866-548-8100
Note: many charitable organizations don't accept old electrics.

Three Days before Moving Day, Create A Instant Aid Box
Pack a box for instant needs on arrival. Mark the box "To be loaded last and unloaded first. "Package each group of items separately in labeled paper bags.
Here are some suggestions. * Cleaning * Powdered detergent * Sponge * Paper towels * Dish towels* Dish cloth * Kitchen cleanser * Window cleaner * Scouring pads * Kitchen* Paper plates, cups, napkins * Plastic knives, forks, spoons * Small saucepan* Serving spoons * Aluminum foil * Snacks * Easy-to-open cans of pudding* Dry soup mix * Sandwich spreads * Jars of cheese * Package of crackers* Boxes of dry cereals * Instant coffee * tea * chocolate * Instant creamer *sugar * salt * Bathroom * Towels and face cloths * Toilet tissue * Puzzles * Facial tissue * Soap, hand lotion, deodorant * Toothbrushes and toothpaste* Miscellaneous * Reading materials * Light bulbs * Cellular telephone * Flashlight * Hammer * screwdriver * pliers * assorted nails and screws* Shelf paper * Trash bags and ties

For Children: coloring books and crayons* A favorite toy or two. Check contents of drawers. Remove all things that can spill or break. Soft goods such as blankets, pillows, blouses, shirts and lingerie may be left in drawers. Pin clothing to hangers if it is to be moved in wardrobe cartons to keep it from slipping off. Remove items left in the attic or other storage areas. Empty the refrigerator and freezer so they can dry at least 24 hours before moving. Be careful not to overlook the defrost water pan. Failure to have the appliances completely dry can lead to mildew and unpleasant odor. For more information, request a free booklet, Moving Appliances and Other Home Furnishings, from ACE World-Wide Movers at 1-800-447-9779, please ask for Steve Christy. Be sure the water is emptied from your steam iron. Launder all soiled clothing prior to the day the appliance service technician is expected. Take the telephone directory with you for contacting former doctors, dentists, suppliers, etc., and for preparing holiday card lists. Pack suitcases for the trip to the new home. Put in extra clothing for emergencies. Consider packing a picnic lunch to eat while traveling. Take along snacks such as fruit and cookies for the children. Include towels for a quick cleanup. Arrange for a baby-sitter for moving day, or have older children look after the younger ones.

Moving Day Loading Your Belongings
* Be on hand when the movers arrive. Otherwise, it is important to let the mover know to whom you have given authority to take your place. Be sure this person knows exactly what to do. Remember the person may be asked to sign documents obligating you to charges.
* Accompany the van operator through the house inspecting and tagging each piece of furniture with an identifying number. These numbers, along with a description of your goods and their condition at the time of loading, will appear on the inventory.
* Be sure the condition of each item is recorded and the van operator has a clear understanding about what is to be loaded last. It is your responsibility to see that all of your goods are loaded, so remain on the premises until loading is completed. After making a final tour of the house to be sure no items have been overlooked, check and sign the inventory. Get your copy and keep it in a safe place.

* Check to see the van operator has the exact destination address. Be specific as to where and how you can be reached pending the arrival of your household goods.

* Leave the phone connected throughout the moving day. Leave a note listing your new address in a conspicuous place in the house so the new occupants will be able to forward any of your mail inadvertently delivered to them.

Take a last look around: * Water shut off? * Gas shut off? * Air-conditioning shut off? * Light switches turned off? * All utilities arranged for disconnection?* Windows shut and locked? * Have you left anything? * Lock the house and leave the keys with a responsible person or in a prearranged location.

At Your Destination
* Contact the destination mover whose name appears on the forms signed as soon as possible and indicate where and how you can be reached.
* Make sure the house is ready for occupancy before the van arrives. If you have not already done so, contact the utility companies and make necessary arrangements for service. Ask if any of them provides free appliance connection service.

* Be on hand to accept delivery of your household goods. Otherwise authorize an adult as your representative to accept delivery and pay the charges for you. Inform the mover of the person so authorized. On the day of delivery, the van operator will attempt to contact you by phone and make an appearance at the residence if unable to reach you. If no one appears to accept the shipment within the free waiting time, the goods will be placed in storage at the owner's expense.

* Check your household goods, as they are unloaded. If there is a change in the condition of the property from that noted on the inventory at the time of loading or if any items are missing, note any damage and/or missing items on the van operator's copy of the inventory sheet. By signing the inventory sheet, you are acknowledging receipt of all items listed. Personally report any loss or damage to the moving company agent at destination immediately.
Note: You must file the claim yourself; the van operator cannot do it for you.

* To save time and confusion, place a floor plan of your new home at the entrance the movers will use, indicating where each piece of furniture should go.

* When unloading, each piece of furniture will be placed as you direct, including the lying of rugs and setting up of bed frames, box springs and mattresses. However, appliances and fixtures may not be installed. At your request and additional cost, the agent may arrange for this service and for refilling of waterbed mattresses.

* To prevent possible damage, television sets, other electronic equipment and certain major appliances should not be used for 24 hours after delivery, allowing them time to adjust to room temperature. If you have paid for unpacking, you are entitled to unpacking service and removal of the cartons.

Getting Settled
* If you have not already done so, contact the utility companies and make necessary arrangements for service. Ask if any of them provides free appliance connection service.

* Make arrangements for reinstallation of appliances.

* Keep all documents pertaining to your move in a safe place. You will need
them for verification of moving expenses and for filing your income tax re
turns. For more information on tax-deductible moving expenses, consult an
Accountant or Tax specialist.

* Check with the post office for any mail being held and ask for delivery to start.
* Have your medical and dental records transferred after selecting a family
physician and dentist.

* You may want to select a Lawyer to discuss laws pertaining to your
destination state, county and\or city. Be sure to cover such matters as wills,
transfers of property and investments, insurance regulations, inheritance
laws, taxes and the like. Most laws affect a family as soon as residence in the
new state and city is established.
Upon arrival register to vote.

* Locate the selected schools. Take the children, introduce yourself and register them.

The Louison Team-We’re Not Traditional Real Estate Salespeople

When I say “traditional,” a good word picture is “Taxi Driver.” Have you ever been in a cab? Then you know it has its own unique experience. Usually you go for the ride, you pay and get out and never see the cab driver again.

Most real estate salespeople operate their business practices like taxi drivers, spending 80-90% of their time looking for new clients.

Stephanie and I are “By Referral Only” real estate consultants. We operate our business more like a limousine service. We spend most of our time working with clients who most of the time were referred to us. Since our business is more like a limousine service, we invest 80-90% of our time focusing on making your experience with us first-class.

As a result of running our business like a limo service, our current and past clients happily refer us to family, friends and coworkers who also deserve first-class treatment. And the best part is that in this case, the limo ride is no more expensive than the taxi!

If you would like world-class advice, service, representation, and first-class treatment, please give us a call.

Little Known Secrets To Selling Your Home

The Way You Showcase Your Home Can Mean Thousands Of Dollars To You. When purchasing a home, a buyer often makes a decision based on emotion. When a home shows like a model, it is much easier to fall in love with it. The buyer will look at an immaculate, well-decorated home and imagine that this is what their life would be like living there. When a home shows well, a buyer is much more willing to pay you what your home is worth. Because Raymond and Stephanie are known for their ability to stage a home, other agents feel comfortable showing the Louison Team's listings, often without even having previewed them.

Raymond and Stephanie have a reputation in their industry for having listings that show beautifully. Raymond and Stephanie are able to look at your home and see what it could be. They can recommend the professionals who can inexpensively make the repairs necessary to make your home show like a model. Many times, the changes Raymond and Stephanie will recommend will cost you nothing! Raymond and Stephanie have an uncanny ability to rearrange furniture, pictures, "knickknacks", etc., to bring the model out in your home. One of the first things Raymond and Stephanie will recommend is unclutter and pack up early. Remember the goal is to make your home look like no one lives there.

The way you live in a house and the way you sell a house are two different things. Not Making Important Improvements In Your Home Can Cost You Thousands Of Dollars! When buyers look at your home they over estimate the cost of necessary changes such as carpeting and paint. For example, buyers may estimate the cost of new carpeting at $10,000. They will want to deduct that amount from the price they will offer you. In actuality, Raymond and Stephanie's factory direct carpet vendors would probably be able to install new carpeting, which will completely transform your home for under $4,000, and maybe much less.
In this case, not installing carpeting could actually cost you $6,000! Or even worse, Buyers may totally pass up your home because they cannot visualize what your home could look like with the necessary changes.

Don't let your buyer be turned off by a dreary kitchen! If you have dark, dated kitchen countertops, they can be easily and inexpensively be transformed into a beautiful white or light color through a process called glazing. Your kitchen can take on a totally remodeled look through this simple process and the results are truly astounding. Buyers buy what they see, not what it could be! That is why builders make sure their model homes are impeccably decorated

Neatness And Cleanliness Are Imperative. Take a walk around your home. Pretend you're a buyer. What would you see, feel, smell, etc.
  • Are there fingerprints on any walls?
  • Do your bathtubs and showers need caulking?
  • Do they look brand new?
  • Does your house smell fresh and clean? Is your outside paint worn and dark or is it representative of the quick-selling light colors?

Raymond and Stephanie have a fantastic contractor who can make your bathrooms look brand new! In fact, if your bathtubs, showers, or sinks need reglazing in order to achieve this look, it can be done at a very reasonable cost.

Showcase Your Home Every Day! Merchandise Your Home! Just like any other showroom, your home needs to appear in perfect condition Every Day! That's difficult and we understand - especially when you have children. But a home remaining unsold on the market is more trouble than keeping the home tidy.

Remember, if buyers aren’t drawn to the image created by the front of your house, they’ll never see the inside! Fresh paint on your front door, touched up trim, colorful flowers in the front, all these factors communicate an, "I care," attitude to buyers. Now is the time to keep the front yard well trimmed and green.

Setting the stage and mood really does help a house sell.
When you know someone is coming, turn on the lights, increase the wattage of your light bulbs if necessary, and play soft music. Pets can be very distracting and cause a house to be eliminated by prospective buyers, so if weather permits, keep them outside. Always be gone when buyers are viewing your home - wait outside, take a walk around the block, etc. Buyers always feel more comfortable viewing a home when the sellers and their pets are not present.

Price Your Home Correctly. A listing price that is too high often nets the seller less than a price at market value. However, pricing your home too low can be a mistake, too. In today's volatile real estate market, sellers may not realize how much they can actually sell their home for. Basing your listing price strictly on comparable sales may cost you money in today's market. Working with Real Estate Consultants who personally sell a lot of homes will be a real asset to you in pricing your home. The reason for this is that the real estate market changes constantly. In order to determine the absolute highest price at which your home will sell, you must work with someone who knows, moment by moment, what is happening in the market place. Raymond and Stephanie have found that, today, more than ever, sellers are not aware of the real value of their home. Judging the sales price of their home by what their neighbor’s home sold for, or by what the Realtor who sold them the house thinks, may be a real mistake. Housing inventory, interest rates, public perception of market conditions, timing, location, and condition all influence the proper pricing of your home. Getting you top dollar for your home is an absolute art. This is not something you will want to leave to a novice. Only trust someone who has daily contact with the market.

To obtain top dollar, you will need an expert in real estate marketing, not just a real estate salesperson. No matter whom you choose to represent you in the sale of your home, make sure that he or she has a proven track record of sales. If you were about to have knee surgery, you would pick the doctor who has demonstrated the most success in performing knee operations. Why would experience count any less when dealing with your family's largest investment? Make sure to pick the Realtor(s) who has demonstrated a consistent ability to get homes sold for top dollar. Quality sales, not just quantity! Many salespeople are experts at pressuring home sellers into accepting low offers. Don’t be fooled by the so-called "super-salesperson" who always claims to sell more homes in your neighborhood than anyone else. Find out what their clients think after doing business with them. Ask for and check references. Find out if they received world-class service or world-class lip service?

Today's Real Estate Success Requires The Work Of A Team!

7% of Realtors sell 93% of the homes in California. According to the California Association of Realtors statistics, 93% of the homes in California are sold by 7% of the Realtors. The reason for this is that the most productive Realtors are a part of a team. No individual real estate agent can provide the service of a full team devoted to fulfilling your needs. And more and more buyers and sellers are expecting this level of uncompromising - service. Raymond and Stephanie's team consists of professionals whose entire focus is to provide you with a level of service you have never before experienced. If you had surgery, you would not expect your doctor to be a one-man show. If your doctor checked you in, weighed you, took your blood pressure, gave you your blood tests, prepped you for surgery, performed surgery, and then nursed you back to health, you would probably have little confidence in that doctor. The same thing is true with your Realtor. If your agent is busy putting up signs and lockboxes, mailing flyers, doing their own mailings, handling your paper work, following up with showings, writing ads, following up on the details of each escrow, handling any and all problems which may come up, they hardly have time to tend to the important job of getting your home sold. For this reason, the service provided by an entire team, which is devoted solely to serving your needs will far out-perform that which you have experienced in the past when you have worked with an individual agent.

Raymond and Stephanie Realize The Importance Of Being On The Leading Edge In Real Estate Marketing! Today's buyer is often leery of the typical newspaper ads she/he has been bombarded with over the years. Most people have become savvy to the fact that, often the descriptions offered in the advertisement have nothing in common with the actual condition of the property. Most buyers today are computer literate and quite accustomed to delving into cyberspace for desired information of all types. Many people today realize that much of the M.L.S. is available to the consumer through the Internet. One of Raymond and Stephanie’s strongest marketing techniques is their easily accessible information on the Internet. They have spent a great deal of time, effort, and assets making sure that their listings continue to stand out among others. The ‘color picture’ is merely the foundation of an array of remarkable websites. Your potential buyer is actually offered a 'Grand Tour’ of your home with color pictures and descriptions of your home, the backyard, and all of its wonderful features, from their home computer! It's a very exciting and innovative concept.

In today’s fast paced market, "Innovative marketing" is what is getting the job done! This style of marketing requires your agent to actively and aggressively pick out, hunt down, and draw out the most likely buyer for your home. In other words, target your buyer! The targeted buyer (undoubtedly, always the right buyer) appreciates your home's value and will pay the most money for your home. "Why" You ask! Because this person appreciates and is looking for a home with the same attributes you desired when you bought the home! They may have even made the same style of improvements that you made. Therefore, everything you've done to the home has value to them! As you can see, active marketing, the style of marketing Raymond and Stephanie use, is the exact opposite of passive marketing. Better known as "Waiting, Hoping and Praying!" or the 3P’s of real estate. (Place it in the M.L.S., Put A For Sale Sign Up, And Pray It Sells!) Making Things Happen By Taking Action Produces Results! Target marketing today has become highly specialized.

Raymond and Stephanie use a highly advanced marketing system in order to pursue, even further, the perfect buyer for your home. Their marketing methods are based on the results of a study conducted at Stanford University. The study claims that human beings fall into five basic personality types. These profiles are based on Lifestyles, Interests, Values, Expectations, and Symbols. "L.I.V.E.S.". These demographics have been found to be the best predictors in determining what specific features these groups of people desire in a home. Raymond & Stephanie create advertisements using a language strategically designed to target the perfect buyer for each home! Companies such as Chevrolet, Coca Cola, Pepsi, Nike all use this system to target their buyers. Check out their ads and see if you can identify their target market. This highly specialized marketing system is now available to you.

The right Realtor will use a broad spectrum of marketing activities and will emphasize the ones he or she believes will work best for you and your particular property. But - many Realtors are not aware of the fact that passive marketing; just putting a sign in the yard and holding open houses are not enough. Find out what active marketing procedures your agent will use in addition to traditional methods. Make sure you don't accept less!

Make Sure Your Buyer Qualifies for Financing. Once you are fortunate enough to have attracted your buyer and have opened escrow, the countdown to closing begins! As you make your plans to move into your new home, you realize just how important your Realtors' knowledge and expertise is. There is nothing worse than being all packed, ready to move and finding out at the last minute that your buyers can't get loan approval. Having your house fall out of escrow, or having the closing date delayed repeatedly because the lender your buyer has chosen ran into unexpected trouble is devastating. Raymond and Stephanie work with several lenders who usually close on time. They often have their lenders pre-qualify and approve the buyers of their listings to ensure that the buyers are truly qualified. They will often ask prospective buyers to fill out an application with one of their preferred lenders of choice, to make sure that they increase the probability of closing on time. This has saved their clients a great deal of anguish as their moving day approached.

When choosing an agent, expect excellence! That's right -"Expect Excellence From Your Real Estate Team"! A Realtor who consistently outperforms others will display certain characteristics or traits, all of which add up to real estate excellence. What are those traits? • Commitment • Superior knowledge • Empathy • Enthusiasm • Consistency • Persistence • Integrity.
These are some of the most important. Here's why these traits are so valuable when selling your home: Commitment is evidence of the desire to achieve an objective. When you list your home for sale, the objective is a favorable sale. Would you want anything less than your agent's total commitment to that objective?

Superior Knowledge is the direct result of many things - formal education; daily contact with buyers, sellers, lenders, title companies, fellow agents and others directly involved in real estate; and continuous training. The real estate profession is changing very rapidly. It takes a very strong desire on the part of the Realtor to spend the time and the money required educating themselves in order to remain on the cutting edge of the industry. Raymond and Stephanie are Well-Educated, Highly Experienced, Thoroughly Trained And Caring Professionals. Raymond and Stephanie are both college graduates. They are members of the By Referral Only University which is an advanced real estate training and coaching program.

The Institute for Luxury Home Marketing: Raymond and Stephanie have undergone extensive training in analyzing the luxury home market, providing quality service, and achieving effective results in the high-end residential market. They actively seek out the latest information in marketing strategies, stay on top of changing market conditions, and know how to handle the special needs of their elite clientele and their exceptional properties.

Most Buyers And Sellers Don't Even Remember Who Their Last Realtor Was. With Raymond and Stephanie you will find the warmth and comfort of working with truly caring friends-Combined with the confidence that you feel in being guided by your most trusted professional advisors. This is what you look for in your doctor or attorney, so why would you expect less from your Realtor? Unbelievable as it may seem, most buyers and sellers don't even remember who their Realtor was only two years after escrow closes. A study was recently completed that showed that over 80% of the buyers and sellers had forgotten their Realtors' names within a two-year period. Shocking isn't it? Raymond & Stephanie think so! Raymond and Stephanie's clients never forget them. It is the mission of Raymond and Stephanie and the Louison Team to do whatever it takes, whatever is necessary, and whatever is required (and then some) to earn the right to be "Your Personal Real Estate Consultants for Life". Over 98% of Raymond and Stephanie’s clients would never even consider using the services of another Realtor once they have worked with Raymond and Stephanie Louison. There must be a reason! Do you deserve less? We encourage you to call now for your Free “no obligation” consultation!

Showing And Preparing Your Home Or Condo For Sale

Don't Panic:
You come first. This is your home, you have your Life to live, simply do the best you can.

First Impressions:
You only have one opportunity to make a good first impression. An inviting exterior insures inspection of the interior. Entrance walkways and patios should always be free and clear of refuse and clutter. Keep your patio planters cultivated with colorful fresh flowers. On the inside, personal and family photographs, along with all political, religious and cultural items should be packed up and stored while the property is on the market. Anything potentially dangerous or controversial should be packed up and stored.

Decorate For A Quick Sale:
Faded walls, wallpaper and worn woodwork reduce desire. Do not tell the prospect how the place can be made to look, show them by making it look great. A quicker sale at a higher price will result. Don’t assume the homebuyer will want or can afford to redecorate. Many prospects will simply move on to other properties without making an offer if they perceive they must make changes in decor.

A Clean Home Is A Happy Home:
Bright and cheery windows and unmarred walls will assist your sale.

Fix That Faucet:
Dripping water discolors the enamel and calls attention to faulty plumbing.

A Day With A Carpenter or Handyman:
Loose doorknobs, sticking drawers and warped cabinet doors are noticed by the prospect. Have them fixed promptly to add appeal.

Closet illusions:
Clothes properly hung, shoes, hats and other articles neatly placed, will make your closets appear adequate. Pack and store away excess or seasonal items.

Dear To Her Heart Is The Kitchen:
Colorful curtains or blinds in harmony with the floor and Counter tops add appeal for the lady of the house. Keep the oven clean - it often gets inspected.

Check And Re-Check Your Bathrooms:
Bright and clean bathrooms sell many homes. Keep toilet lids down.

For The Rest of Your Life:
Bedrooms are always important features. Arrange them to feel spacious and clean.

The Brighter The Better:
Illumination is a welcome sign. For after-dark inspections, turn on your lights from the front porch in and throughout. The prospect will feel a glowing warmth; otherwise impossible to attain. Also turn on lights in the daytime for rooms that are not so bright. Keep the blinds or draperies open! You want everyone to see inside!

Three's A Crowd:
When a Realtor and the prospect arrive you should greet them courteously, then disappear. Children and pets should be kept clear. Don't volunteer any comment unless asked. Remember the prospect is there to view the home. Your absence will increase their comfort level.

Shut off the Television:
The radio or TV can distract from your home. Let the agent and the buyer talk free of any disturbances or distractions.

Love Me, Love My Dog:
This does not apply in home selling. Keep pets out of the way, preferably out of the house. Some prospective buyers have animal phobias and/or allergies.

Be Aware of Odors:
People will linger in a fresh, pleasant smelling home. Stale air, or bad odors, make them want to get out and can ruin the sale. Deodorizers with heavy pine or floral fragrances should be avoided! Cinnamon or vanilla scented candles or deodorizers are best. Also Air purifiers can help sell your home!

Be It Ever So Humble:
Please don't apologize for appearance of your home. After all, it is lived in. Let the agent answer any objections that are raised.

A Word To The Wise:
Do not discuss price, terms, possession or other factors with the customers. Refer them to us. As a seller, most anything you say could compromise your position. As a third party, a Realtor can better bring the negotiation to a favorable conclusion.

Caution:
Avoid home invasions! Homes listed for sale are occasionally targeted by criminals. We ask that you show your house to prospective customers only when accompanied by a Licensed Realtor. If someone approaches you and wants to see the inside, simply give them one of your Realtor’s business cards and ask them to call your Realtor for a private showing.

Require Realtors to gain access to your home via the Realtor’s key safe. The new key safes record every entry made and will report back to your agent who visited and when. Note: If someone rings the door bell, simply ignore it when you are not expecting company. If an agent does not have the ability to open the key safe, they may be a criminal posing as a Realtor. We recommend that you never open the door for anyone!
